Maintaining your home

As well as the repair jobs you ask us to do to your home, we also check, clean and service systems regularly so that they work efficiently.

This work which we call “cyclical maintenance” includes:

  • individual and communal heating systems
  • individual and communal lighting and electrics
  • communal door entry systems
  • individual and communal smoke alarms
  • communal fire alarms
  • lifts
  • car park barriers

It can also include:

  • regularly painting rendering on the outside of individual homes or blocks of flats and maisonettes
  • painting communal areas inside blocks of flats and maisonettes.

As paints have become tougher and longer lasting, this can mean that “regularly” may mean every five years.

Your Home Safety Service

Gas Safety Campaign 2010

Gloucester City Homes is responsible for doing an annual gas safety check in all its homes.

We will remind you how important it is to have your Home Safety Check in Tenant Times and Leaseholder News twice a year.

Your personal Home Safety Check

It is most important that we regularly check and service any gas fires, boilers and water heaters in your home. We must by law check and service all the gas applicances in your home each year. We will also test your smoke and carbon monoxide alarms. Our Home Safety Service is provided by our partners Lovell. 

  

It is very important that you let our engineers into your home to do this. If you don't let them in, you are putting the lives of you, your family and neighbours at risk.

If you can't keep the appointment, you must arrange a new one straight away.

If you are concerned about any gas appliance please contact us straight away.

Appointments

When a safety check is due, we will give you at least 1 weeks notice of the appointment

If you are out at the agreed time the engineer will leave a card with a new appointment on it.

If you can't  keep the second appointment you must phone and rearrange it

If you don't keep the second appointment, the engineer will leave another card and a warning label across your front door.

If you don't keep your appointment

If you don’t get in touch with us, we will start legal action to get into your home. We will do this within 12 months of the date we last checked and serviced the appliance(s).

If we smell gas or have concern for your welfare, we reserve the right to force entry to your home to take emergency action. This is to protect your health and safety and that of your neighbours.

We may charge you for all costs of taking legal action, coming out to your home, forcing entry and doing repairs. If you keep refusing us entry, you may lose your  home.

We do this because if your gas appliance isn't serviced it could cause death by carbon monoxide poisoning or explosion. We won't put your safety or that of your neighbours at risk in this way.  

Your own gas appliances

If you have fitted any gas appliances, please have them checked and serviced every year to make sure they are safe.

Always use a Gas Safe Registered gas fitter for any work to gas appliances.

Electrical servicing to communal areas

Our electrical servicing partner will inspect communal lighting and power supplies every 2 months.  

Servicing communal CCTV systems

Our electrical servicing partner will inspect communal CCTV systems every 3 months.  

Servicing communal portable electrical appliances

Our electrical servicing partner will inspect communal portable electrical appliances every 12 months. For example, kettles in communal kitchens in sheltered schemes.
