Decorating allowances

If the property is ready to let and is in a poor decorative condition, we may offer you a decoration allowance.  

For example, the allowances for 2 bedroom houses and 2 bedroom flats are:

The above are guides and room sizes may vary.  1 roll of wallpaper will normally give 4 drops from ceiling to floor.

If a large amount of redecoration is needed we will not provide decorating materials for more than 2 rooms at a time.  When you have decorated the first 2 rooms, a Housing Officer will visit you to confirm this and may issue a voucher for another 2 rooms.

By poor decorative state we mean grubby, oily, ripped, or age coloured.  We will not issue a decorating voucher if the walls are clean and undamaged but are not decorated to your taste.

We will decorate elderly person designated properties when necessary, if they are in poor decorative condition.

This includes for example:

  • large areas of wallpaper peeling, greater than 300mm x 300mm
  • grafitti
  • dark staining, greater than 300mm x 300mm
  • dark unattractive colours i.e. dark brown, dark blue, black.
  • unsightly, odorous substances, which are difficult to remove
  • severe cigarette smoke staining
  • severe condensation staining

It does not include such things as:

  • minor damage to wallpaper/peeling/coverings
  • shadow from a previous picture or wall feature
  • Varied use of colours
